DEFINE YOUR LIFE PROJECT 


A property is above all a place to live: location, environment, education, easy access to transport, shops...








Your desires and your needs will also define your fundamental criteria: Apartment or house

- Necessary equipment: lift, parking, balcony
- Surface and number of rooms
- Clarity and sight 
- What type of building: old or new; status; size of the condominium…
- Do you want a property to renovate? Or just to decorate?
- How much commuting time are you willing to accept?

Finally, projecting yourself into the future can impact your choices: Can your professional situation lead you to change town?
 
- Is the coveted good suitable if the composition of your household changes?
- If you plan to move in a few years, will the property be easy to resell?

VISIT :

Arriving before the meeting allows you to take a tour of the district, discover the common areas, meet the caretaker...


During the visit, do not forget to lookthe ceilings, often indicative of the general condition, ofopen the windows...

To check for noise, ask for a few minutes of silence.

 
- How old is the equipment?
- What work has been done?
- What is the amount of property tax?
- What are the conclusions of the mandatory diagnostics?
- Are there easements?

​ Try to see the roofs, cellars and any outbuildings.

In the case of a building, find out about the condominium.
Ask for the minutes of the General Assembly, the maintenance log and the load statements.
Check if works have been voted and the presence of possible disputes.
 
In the case of a house, do not hesitate to measure the property and ask for a plan, because indicating the surface is not compulsory for individual houses not subject to the rules of co-ownership. Also ask for energy consumption, to assess the amount of the charges.

FINANCIAL ASPECT :

I decide with my expert adviser in real estate credit of the duration of my loan.
The most common durations range from 15 to 20 years.

Several elements must be taken into account:

- Your age: it allows you to determine over what maximum duration you can borrow, knowing that most borrower insurance contracts end at 75...

- Your monthly repayment capacity: by choosing a loan term, you determine the level of your monthly payments and vice versa.

- The cost of credit: the longer your loan period, the higher the rates will be, and therefore the higher the overall cost of credit will be.

SIGNATURE AUTHENTIC ACT:

The deed of sale is the last step in the process.

It is generally signed within 3 months of the signing of the sales agreement.
Take all the steps to obtain your loan, and the compulsory borrower insurance.

It allows the notary, in particular:
- Check the identity of sellers and buyers.
- To verify the validity of the diagnoses.
- To check the legal compliance of the accommodation, in particular its mortgage situation.
- To obtain a town planning certificate as well as the cadastral situation of the property.
- To verify any pre-emptive rights.
- To verify the origin of the property as well as the situation of the seller vis-à-vis the co-ownership.
- To draft the final act.

IN PRACTICE :

Once your property has been found and your purchase offer has been accepted, the main deadlines are:

- Choose a notary (my advice, only one for Buyers and Sellers more practicality and speed).

- Sign a compromise or a promise of sale.
Withdrawal period: 10 daysfrom the day after the notification of the compromise or the promise of sale.















File a financing file (although I will have advised you upstream with my broker) and take your steps to be insured (often the loan bank offers it and it will always be possible to change it)

My advice: if you have had sick leave with hospitalization, ask for the reports which sometimes take a long time to arrive if you have not kept them.

Obtain a loan offer, generally requested within 45 days of signing the compromise or promise.

Once the loan offer has been issued by the bank, wait for the expiry of a legal period of10 day reflectionupon receipt to accept it.

Sign the deed of sale and receive the keys.

BANK FILE:

- Your last 3 payslips.
- Your last 3 statements of all bank accounts.
- The last tax notice.
- The identity papers of the borrowers or co-borrowers, as well as your marriage contract, PACS if applicable.
- Proof of your current address.
- A copy of the promise or compromise that you have just signed.
- Proof of savings constituting your contribution.

The average duration for a transaction to materialize is generally around 3 months.
